Coverage basics
A home warranty is a service plan that helps pay to repair or replace major home systems and appliances when they break down from normal wear and tear. Plans differ, but most include some mix of these:

Often includes the refrigerator, oven or range, dishwasher, built-in microwave and garbage disposal.

Many plans cover the washer and dryer, sometimes as part of a bundle or an add-on.

Typically covers leaks and clogs in household pipes, water heaters and the home's electrical wiring.
Usually not covered: damage from storms, fire or neglect, and problems that existed before the plan started. Always read a plan's contract for its exact terms.
Start with your ZIP code. Compare companies before sharing your contact details.
Coverage varies by plan and provider. Exclusions, limits and service fees apply.

Meet the companyA home warranty is a service plan, usually for one year. It helps pay to fix or replace covered systems and appliances when they wear out. When something covered breaks, you call the company. They send a repair person. You pay a set service fee instead of the full repair bill.
Homeowners insurance pays for sudden damage, like fire, storms or theft. A home warranty pays for things that break from everyday use and age, like an old furnace or dishwasher. Many people have both. A home warranty does not replace homeowners insurance. Your lender will still require insurance.
Most plans come in three types. Systems plans cover heating, cooling, ducts, plumbing, electrical and water heaters. Appliance plans cover things like your fridge, oven, dishwasher, built-in microwave, washer, dryer and garbage disposal. Combo plans cover both. Each company's contract lists exactly what is covered.
Pricing depends on the provider, your state and ZIP code, home size and type, and the plan and add-ons you choose. Plans are usually paid monthly or yearly. After you enter your ZIP, we show each company's published starting price when one is available. Your actual quote may be different.
A service fee is what you pay each time a repair person comes out. Some people call it a trade call fee or deductible. Many companies list a range of fees. Some let you pick a higher fee to get a lower monthly price.
Many homeowner plans have a waiting period, often about 30 days after purchase, before you can request service. Plans bought as part of a home sale often have no waiting period. Your contract states the exact start date.
