Does a Home Warranty Cover Water Heater Repair or Replacement?

What home warranties typically cover on tank and tankless water heaters, why water damage is a separate question, and what to check in the contract.

Short answer: many home warranty plans list the water heater, but coverage generally applies to the unit's mechanical failure, not to damage the leaking water causes. That damage is usually a homeowners insurance question, depending on your policy.

The heater vs. the water damage

A warranty may repair or replace a failed tank, thermostat, heating element or gas valve. Soaked flooring, drywall or belongings are usually outside a warranty's scope. Read home warranty vs. homeowners insurance for how the two fit together.

What is often limited or excluded

  • Tankless units, larger tanks or solar systems, which some plans treat differently
  • Sediment buildup, rust or failures blamed on missing maintenance
  • Venting, code upgrades, expansion tanks or permits needed for a replacement
  • Problems that existed before coverage started
  • Costs over the plan's limit for the item

Water heater contract checklist

  • Is my type of water heater (tank, tankless, gas, electric) named in the contract?
  • Is there a dollar cap, and does it include labor and haul-away?
  • Who pays for code-required upgrades during replacement?
  • Does the plan count failures from sediment or corrosion as wear and tear or as excluded?
  • How long does coverage take to start? See waiting periods.

Age alone does not decide coverage. A provider looks at the cause of failure and the contract terms.
