Coverage Caps: The Home Warranty Detail Most People Miss
Coverage limits decide how much a provider will actually pay. Here's how they work and how to compare them.
Two plans can cost the same and cover the same list of items yet pay very differently when something expensive breaks. The difference is usually the coverage cap.
What a coverage cap is
A cap is the maximum dollar amount a provider will pay. Caps can apply per item, per claim, per year or across the whole contract.
Why caps matter
Replacing an HVAC system or a large water heater can cost far more than a typical repair. If your cap is lower than the cost, you pay the difference.
Where to find them
Look for a section called "limits of liability" or "coverage limits" in the sample contract. Some providers list caps on a separate coverage chart.
Comparing caps
- Compare caps for HVAC, plumbing and water heaters first, since those are often the costliest items.
- Check whether caps are per item or per year.
- Ask how replacements are valued: like-for-like, comparable model or cash.
Don't compare on price alone
A cheaper plan with low caps may cost more in the end. Combine caps with the service fee and monthly price to see the full picture, then compare home warranty quotes side by side.
